It is landlord’s liability to do the inventory before the tenants move in. There are a lot of inventory agencies around, whose advice can be taken independently if you are not sure about how to do inventory. We will not be liable to pay inventory charges. The purpose of inventory is to know the damages happened in the property during tenancy.
By law, the tenants are required to return the property and contents in the same condition when it was taken. Normal wear and tear accepted.
If instructed, we could arrange a professional inventory guy on your behalf and the cost of which is borne by the landlord.
| Should you need an inventory clerk, we could refer you an independent inventory clerk. This is just an additional support of our customer service without any obligation and you may need to negotiate and co-ordinate with clerk.
Normally all utilities are paid by the tenants including council tax. The ground rent and service charges are payable by the landlord in case of leasehold properties and if the property is freehold, building insurance is Must.
Once all paperwork is complete, both the landlords and tenants need to sign an Assured Short Hold Tenancy Agreement.The minimum period of tenancy is 6 months to 12 months, depending upon individual landlord.
